The annual Club Service Fee paid by Fractional owners and Elite Points members covers the upkeep of the Grand Residences units and of the resort in general and includes the following:
The Club Service Fee is based upon the resort’s total operating costs pro-rated among 51 vacation intervals per unit. The annual fee is reviewed by the Advisory Council at the annual meeting in October and takes into account projected operating costs for the following year, plus a management fee. Unlike the annual maintenance fees charged at many other vacation ownership resorts, taxes are included. The money levied from the Club Service Fee is used to keep the resort in tiptop condition.
What the Club Service Fee does not cover
The Club Service Fee does not cover operating and maintenance expenses for restaurants and bars, the spa, shop and other resort businesses, which have separate budgets.
